How this was drawn

The outside of the house comes straight from the Seminole County Property Appraiser's measured building sketch. No interior plan is on record, so the room walls are placed from the 35 VRBO photos and the 91-photo Airbnb room tour, then checked against satellite imagery.

What the county sketch says

  • Original house (built 1974, effective year 2000): 1,744 sq ft and 46' wide. Its east 25' runs 40' deep to the pool side, its west 21' is 31' deep, and a 9' × 12' bay sticks out on the west.
  • East wing: a 22' × 23' semi-finished area (506 sq ft) plus a 22' × 8' finished utility strip (176 sq ft). Its size and shape match a converted two-car garage, though no permit on file says so. The two guest bedrooms most likely sit here.
  • Covered lanai 19' × 9' at the back; recessed front porch 9' × 4'.
  • Guest house (separate building, built 2005): 28' × 38', 1,064 sq ft, with a 6' × 6' porch. Drawn turned east-west to match satellite. Pool and screen enclosure permits date from 2002.
  • The drawn interior totals 2,426 sq ft: 2,250 county living area plus the 176 sq ft strip the county files as finished utility space, which the queen room appears to use now.
  • County living area 3,314 sq ft for both buildings (Zillow shows 3,474). The county record still says 4 bedrooms and 2.5 baths; both listings show 3 bedrooms and 3 full baths in the main house after the remodel.

What the photos add

  • The primary bath has French doors onto the pool deck, west of the lanai.
  • The two-queen room's window shows the pool cage at its left edge, so it sits east of the enclosure, in the east wing.
  • Every bedroom has its own full bath.
  • The same host rents both buildings together as a separate Airbnb listing (16+ guests, 5 bedrooms, 4.5 baths), so the guest house is only included in that booking. Its photos supply the guest house rooms: king room with a half bath, queen room, one full bath, kitchen with a breakfast bar, and a deck facing the golf course.
  • Zillow’s owner note puts the guest house on the north-east side. Satellite, the fire pit and the deck photos put it south-east of the main house, with its deck facing north toward the golf course, so that is how it is drawn.
